What NOT To Do When Listing And Selling A Home
Beware the following tactics sometimes used to land a listing
or sale:
Don’t list your home
below fair market value, unless you are truly in extreme circumstances.
Don’t be pressured
to accept a low offer.
Don’t be pressured
to make a spur-of-the-moment decision in either listing or selling your home.
Remember that this may be one of the biggest decisions you’ll ever make on what
is likely the biggest investment you’ll have in your lifetime. At Home
Selling Assistance Experts, we understand that the sale of a home is
much more than just paperwork, legalities, and fees. It is an event that has great
impact on all concerned. Because of the tremendous importance of this decision,
we recommend that you interview at least three Realtors before listing your home.
Don’t be misled into
overpricing your home to try to offset high realtor fees. It is highly unlikely
that an overpriced property will sell, and you will waste valuable time and effort.
Don’t get locked
into a long-term listing contract without a reasonable cancellation clause. This
will allow you to change realtors if you are not satisfied with their performance.
Don’t be misled into
thinking you must pay a 6% or 7% fee to sell your home. At Home Selling
Assistance Experts, we pay the selling Broker a competitive percentage
of the commission fee - a minimum of 2.5%. We keep less for ourselves,
which is how we pass the savings on to you.
Don’t list with a
Broker until you ask where, when, and how often your property will be advertised.
Is the agent, the Broker, or YOU responsible for paying the cost of the advertising?
Be sure to ask the agent if they have any control over when or where the property
will be advertised. Get the marketing plan in writing. Home Selling Assistance
Experts agents will provide you with a written marketing plan upon request
at no charge to you.
Don’t agree to pay
any fees or commissions unless your house settles. Unless otherwise previously
agreed, Home Selling Assistance Experts does not charge you any
fee or commission unless and until your property goes to settlement.
